What Credit Score Do I Need to Buy a Home in California?

The minimum credit score depends on the loan program. FHA loans may accept scores as low as 580 for the standard 3.5% down payment, conventional loans typically prefer 620 or higher, and VA loans have no official government minimum though most lenders require 620 or higher.

FHA Loans

As a general guideline, a credit score of 580 or higher may qualify for 3.5% down on an FHA loan. Scores between 500-579 may qualify with 10% down, though not all lenders offer this. These requirements are common benchmarks and can change; always verify with a current lender.

Conventional Loans

Most lenders prefer a score of 620 or higher as a common guideline. Private mortgage insurance and interest rates improve with higher scores. Lender requirements can vary.

VA Loans

No official VA minimum, but most lenders require 620+.

CalHFA Programs

As common benchmarks, CalHFA conventional loans may require a credit score of 620 or higher, while the Dream For All program may require 660 or higher for FHA or 680 or higher for conventional. Program requirements change periodically and should be verified with a current participating lender.

Beyond Credit Score

Lenders also evaluate debt-to-income ratio, employment history, down payment amount, and overall financial profile. A higher credit score does not guarantee approval, and a lower score does not automatically disqualify you.
