What Should I Do on the Final Walkthrough Before Closing?

The final walkthrough is your last opportunity to inspect the property before closing and confirm it is in the condition agreed upon in your purchase contract. It typically occurs one to two days before closing and focuses on verifying that any negotiated repairs were completed and that no new issues have arisen.

What to Check

Verify that all negotiated repairs or improvements have been completed as agreed. Run all faucets, flush toilets, test light switches and outlets, operate the garage door and any built-in appliances, and check for leaks, damage, or unexplained changes since your last visit.

Confirm the Property Condition

Walk through every room and check walls, floors, ceilings, windows, and doors. Look for any new damage, missing items that were included in the sale, or changes that were not authorized.

Test Major Systems

Turn on the HVAC system to confirm heating and cooling function. Run water to check for leaks under sinks and around toilets. Test the water heater.

Exterior and Grounds

Walk the exterior, check the yard, fencing, driveway, and any shared areas. Confirm that the property is in substantially the same condition as when you made your offer.

Document Any Concerns

If you find issues during the walkthrough, bring them to your agent's attention immediately. Depending on the nature of the issue, you may need to negotiate a resolution before closing.

The final walkthrough is not a full home inspection. It is a verification that the property is in the agreed-upon condition. Your earlier inspection covered the detailed evaluation of the property's systems and structure.
