Delta Living in Antioch: Waterfront Homes and the 2026 Market
By Eduardo Ledesma, Real Estate Consultant & Auctioneer · DRE# 01198626
Antioch sits where the San Joaquin and Sacramento rivers meet the Delta, and its waterfront neighborhoods are some of the most affordable in the Bay Area. The citywide median runs about $600,000 to $625,000, homes sell in about three weeks on average, and the market scores as very competitive. For buyers who want water, boating, and a real commute story, this is one of the last practical entries in the region.
The neighborhoods along the water
Historic Downtown and Rivertown, in the 94509 ZIP, mix character homes, new infill, and waterfront parks along the marina, with prices typically from the high $400,000s to the $700,000s. The Eastern Waterfront, including subdivisions like Country Manor and Bridgehead, adds more single-family inventory, and Delta Estates sits right on the channels. Hillside neighborhoods such as Mira Vista Hills and Black Diamond, plus master-planned Deer Valley and Dallas Ranch, bring Delta views and newer construction.
Just across the water on Bethel Island, Delta Coves is a master-planned community of 560 waterfront homes with private docks and lagoons, priced from about $1.7 million. It is the aspirational end of the Delta story; the practical value lives in Antioch itself.
New construction is a big part of the market
Active builders include Meritage Homes in Deer Valley (roughly $750,000 to $792,000), Davidon's The Hills at Park Ridge (about $769,000 to $886,000), KB Home, and Tri Pointe, with Seeno Homes building Delta-view homes in the Mira Vista Hills area. The 94531 ZIP median sits near $667,000, while 94509 runs closer to $514,000: newer communities cost more, and the waterfront core remains the value play.
What buyers and sellers should know for 2026
Values have largely flattened. The median sale price was near $615,000 in the three months ending May 2026, up 1.3 percent year over year, with homes going pending in about 21 days. Deer Valley was the standout, with its median reaching about $840,000 early in the year on an annual gain near 22 percent.
- Buyers: eBART serves downtown Antioch, down payment assistance (CalHFA, WISH) is available, and you do not need 20 percent down.
- Buyers: think about lifestyle first: the waterfront ZIPs reward boaters and commuters who like the Delta pace.
- Sellers: price accurately, present well, and use an online bidding strategy to generate real, visible competition.
