If you are a first-time home buyer in the East Bay, you have probably asked yourself: where can I actually afford to buy something that works for my family? Concord is often one of the first answers that comes up, and for good reason.

Located in central Contra Costa County along the I-680 corridor, Concord offers the most balanced housing market in the region. It is more affordable than Walnut Creek, Lafayette, and Pleasant Hill while still giving you access to the same BART system, major employers, and amenities. As of mid-2026, the median home price in Concord ranges from approximately $735,000 to $850,000 depending on the neighborhood and property type. But here is what many first-time buyers do not realize: the entry point is much lower if you know where to look.

Condominiums in Concord have a median asking price around $315,000. Townhouses run approximately $530,000. Concord is a large and diverse city, and each neighborhood has its own character and price point. Here are the areas I recommend to first-time buyers:

Dana Estates

One of the most popular choices for first-time buyers. Dana Estates features mid-century ranch homes, wide tree-lined streets, and a strong community feel. The pricing is moderate by Concord standards and the neighborhood offers easy access to shopping, parks, and major roads. It is a classic starter-home area that has held its value well.

Sun Terrace and North Concord

Both of these areas are close to the Concord BART station, making them ideal if you commute to Oakland or San Francisco. Sun Terrace is known for being more affordable than the citywide average, with smaller single-family homes and townhouses that suit first-time buyers. North Concord has seen steady demand and offers a quieter suburban feel with direct freeway access to Highway 4 and I-680.

Downtown Concord

If you prefer a walkable lifestyle with restaurants, coffee shops, and the weekly Farmers Market at Todos Santos Plaza, downtown Concord is worth exploring. Condos and townhomes in this area tend to be the most affordable entry point, with some listings below $400,000. The downtown revitalization has brought new energy to the area, and being close to the Concord BART station is a major plus.

What down payment assistance is available for Concord buyers?

This is the question I hear most often, and the answer is encouraging. Several programs can help Concord first-time buyers close the gap between savings and purchase price.

City of Concord First-Time Homebuyer Program. The city offers up to $60,000 in down payment assistance as a forgivable second mortgage for low- to moderate-income households. This is one of the strongest local programs I have seen. Check the city's website for current workshop dates and eligibility requirements.

Home Access Program (Housing Trust Silicon Valley). Available in Contra Costa County, this program provides up to $200,000 or 40% of the purchase price as a 30-year deferred loan at 3% simple interest. There are no monthly payments, and the loan is due when you sell or refinance. Income limits apply, so it is worth checking if you qualify.

CalHFA MyHome and ZIP Programs. These statewide programs offer up to 3.5% of the purchase price for down payment help and up to 3% for closing costs in a zero-interest subordinate loan. They are generally available year-round through CalHFA-approved lenders.

RCF Connects Down Payment Assistance. Launched in 2025 with $1 million in funding, this program supports first-time homebuyers specifically in Contra Costa County. It is worth checking availability and income guidelines.

What makes Concord a smart choice for first-time buyers?

Beyond the price point, Concord offers three advantages that matter a great deal for first-time buyers.

Transit access. Concord has two BART stations (Concord and North Concord/Martinez), giving you direct rail access to downtown Oakland and San Francisco. For drivers, I-680 runs right through the city and connects to I-80, I-580, and Highway 4. This makes Concord a practical choice for households with two commuters going in different directions.

Room to grow. The Concord Naval Weapons Station redevelopment is one of the largest development projects in the region, with plans for thousands of new homes, parks, and commercial space. While that project will take years to fully build out, it signals long-term investment in the city's infrastructure and property values.

Diverse housing stock. Concord has everything from condos under $400,000 to single-family homes on quarter-acre lots. That diversity means you can buy a starter condo now and move into a larger home later without leaving the community you have come to know.
