East Bay and North Bay Real Estate in 2027: What Buyers and Sellers Should Know Now
By Eduardo Ledesma, Real Estate Consultant & Auctioneer · DRE# 01198626
Planning to buy or sell in 2027? Here is my forecast for the East Bay and North Bay across Alameda, Contra Costa, and Solano counties: rates in the low-to-mid 6s and modest price growth, with a wave of new construction beginning.
What the forecasters are saying about 2027
Forecasters see a stabilizing market. Fannie Mae expects 30-year fixed rates near 6.3 to 6.4 percent through 2027, and the Mortgage Bankers Association projects about 6.5 percent. A return to 4 or 5 percent is unlikely as incomes slowly outpace prices.
Where values stand today, and where they are headed
East Contra Costa: Antioch holds near $600,000 to $625,000 and Pittsburg from about $570,000 to $620,000, with steady demand from the eBART commute.
Central and West Contra Costa: Concord offers balanced value at about $725,000 to $755,000, with the Naval Weapons Station reshaping long-term supply. Richmond sits near $637,000 to $650,000, while San Pablo remains the most affordable entry point at roughly $520,000 to $566,000.
Alameda County: Berkeley commands $1.4 million to $1.6 million on very low inventory, while Oakland's $850,000 to $884,000 median hides wide neighborhood variation.
Solano County: Vallejo offers waterfront living and ferry access at roughly $515,000 to $566,000, with Mare Island pointing toward thousands of future homes. Fairfield splits around I-80, east and central near $532,000.
The Tri-Valley: Walnut Creek near $950,000, Pleasanton about $1.3 to $1.6 million, and Livermore near $1.1 million, with San Ramon, Dublin, and Fremont carrying premiums on schools and jobs.
New construction to watch in 2027
The biggest supply story is the Concord Naval Weapons Station, where Brookfield Properties will build 12,272 homes over decades. Nearer-term: San Ramon's Canopy at Bishop Ranch, 255 Lennar homes, and Deerwood Heights, 61 townhome condos; Richmond's Parkside at Cherry Blossom Row from about $650,000, plus Marina Point; Antioch's Creekside Vineyards, 220 lots under construction; and Vallejo's Fairview at Northgate, 178 homes, and Vallejo Station.
Financing insights for the year ahead
With rates in the low-to-mid 6s, buying power improves slowly. Ask about down payment assistance: CalHFA Dream For All, AC Boost, WISH, and FHA loans with 3.5 percent down. In San Pablo, Vallejo, and Pittsburg, house hacking a 2-to-4 unit property remains a practical path.
Buyer and seller tips for 2027
Buyers: be ready to move on well-priced homes and watch new-construction incentives in San Ramon, Richmond, and Antioch. Sellers: price honestly as inventory builds, with staging and a transparent online bidding strategy to generate urgency.
Local events to close out 2026
Livermore's Bites and Vines, the Broadway Plaza holiday lighting in Walnut Creek, First Fridays and the Festival at Lake Merritt in Oakland, Pleasanton's Farmers Market, Vallejo's Downtown Art Walk, and fall concerts at Concord's Todos Santos Plaza.
