“Rates are holding near 7.4 percent as October winds down. Here is what the end of 2026 looks like for buyers, sellers, and investors across the East Bay and North Bay.”

This end-of-October update covers the East Bay and North Bay real estate market across Alameda, Contra Costa, and Solano counties. Mortgage rates are steady near a three-year high, Contra Costa list prices have softened to about $765,000 with homes averaging 56 days on market, and Solano County is still inching upward. Here is what to watch from Halloween weekend through the holiday season.

Where rates and prices stand now

Freddie Mac's weekly survey held the 30-year fixed rate at 7.40 percent as of October 15, unchanged from the prior week and up from 6.27 percent a year earlier. Contra Costa's median list price is near $765,000 with homes averaging 56 days on market, while the median sale price stays close to $777,000, up about 1 percent year over year. Solano County rose 2.7 percent to a median near $610,000, with Vallejo flat around $538,000. Prices are leveling, inventory is building, and time on market is stretching.

Neighborhood spotlights across the priority cities

West Contra Costa: Richmond and San Pablo

Richmond holds near $637,000 to $650,000, with Marina Bay and Point Richmond carrying premiums. San Pablo, around $520,000 to $566,000, stays Contra Costa's most affordable entry point and a favorite for duplex house hacking.

Central and East Contra Costa: Concord, Antioch, and Pittsburg

Concord, near $725,000 to $758,000, offers balanced value, and the Naval Weapons Station redevelopment will add supply for decades. Antioch, around $600,000 to $625,000, keeps drawing eBART commuters, while Pittsburg, near $570,000 to $620,000, adds new construction at Tuscany Meadows and San Marco.

Alameda County: Berkeley and Oakland

Berkeley commands $1.4 million to $1.6 million with very little inventory, while Oakland's $850,000 to $884,000 median hides wide neighborhood variety, from Rockridge to more accessible entry points.

Solano County: Vallejo and Fairfield

Vallejo offers waterfront living and ferry access at roughly $515,000 to $566,000, the most affordable Bay-front option on this list. Fairfield splits around I-80: east and central near $607,000, Green Valley closer to $691,000.

The Tri-Valley and beyond: San Ramon, Dublin, Pleasanton, Walnut Creek, Fremont, and Livermore

Walnut Creek sits near $950,000 with a strong downtown condo market. Pleasanton runs about $1.3 million, with San Ramon and Dublin benefiting from CityWalk, The Orchards, and Francis Ranch. Livermore keeps its wine-country value near $1.0 to $1.1 million, and Fremont commands a premium on schools and location.

Development updates shaping the market

In Concord, SB 328, signed in late September, streamlines the Naval Weapons Station redevelopment, a roughly $6 billion plan for about 12,000 homes. Richmond's Hilltop Horizon plan keeps advancing, Antioch broke ground on 428 affordable apartments, and Vallejo's draft Mare Island plan envisions up to 14,000 homes.

Financing insights for late-2026 buyers

At 7.4 percent, buying power is tighter, but options still exist. Rate buydowns, adjustable-rate terms, and lender credits can lower your starting payment, and qualified first-time buyers can still use CalHFA Dream For All, AC Boost, and FHA loans with 3.5 percent down. A pre-approval letter is your strongest card when the right home appears before the holidays.

Buyer and seller tips for the weeks ahead

For buyers, late October through early January is one of the least competitive windows of the year: motivated sellers, softer competition, and negotiable terms. For sellers, pricing and presentation matter more now that inventory is up, so lead with honest pricing and strong photography, and consider online bidding to create transparency and competitive offers.

Local events: Halloween weekend and the holiday season

Frequently asked questions about the end of October 2026 market

Are prices dropping in the East Bay and North Bay?

Not broadly. Contra Costa is holding near its year-ago median with more days on market, and Solano County is up 2.7 percent year over year. More inventory and slower sales give buyers room to negotiate.

Is it worth buying before the holidays?

For many buyers, yes. Late October through early January brings fewer competing offers and motivated sellers, which can matter as much as the rate. Every situation is different, so let's look at what makes the most sense for you.

Which East Bay and North Bay cities are most affordable right now?

Vallejo at roughly $515,000 to $566,000, San Pablo near $520,000 to $566,000, and Antioch and Pittsburg from about $570,000 to $625,000 lead the list.
