Downtown Livermore 2026: More Than a Winery Town
By Eduardo Ledesma, Real Estate Consultant & Auctioneer · DRE# 01198626
Livermore is often called the Bay Area's wine country, with 40-plus wineries along the Livermore Valley Wine Trail, but downtown has quietly become the real story of 2026. The city is mid-transformation: new parking garages, expanded retail, a proposed boutique hotel, and hundreds of new residences on the books. The median home value sits around $1.1 million, roughly 6% below last year, while competitive neighborhoods still see homes sell in about 13 days with multiple offers.
What is changing in downtown Livermore?
The L Street parking garage opened in fall 2025, and Blacksmith Square is adding roughly 13,200 square feet of new retail and restaurant space across three buildings, with further construction underway. A 133-room, four-story boutique hotel is proposed at the corner of Railroad Avenue and South L Street, and in May 2026 the city and Eden Housing broke ground on the Downtown Livermore Apartments, 130 affordable units near the future transit corridor. Longer term, the city is planning more than 4,000 residences around a proposed light rail station, including the approved 253-unit Cornerstone project, and Toll Brothers is building luxury homes at South Main from about $1.2 million.
Which neighborhoods should you watch?
Livermore's market is split by geography. Downtown itself trends near $800,000, attractive for first-time buyers who want walkability, while North Livermore sits around $875,000, Livermore Valley around $1.5 million, and South Livermore estates near $2.3 million. The winery corridor anchors the premium end, where acreage and views replace convenience. For resale trends across the city, my Livermore market report has neighborhood-by-neighborhood detail.
Tips for Livermore buyers
- Downtown is friendlier to first-time budgets than the rest of the Tri-Valley; look at attached homes and condos near the new garages.
- New supply around the proposed light rail is years away, so resale pricing today still reflects scarcity.
- If wine country living is the goal, factor in maintenance on acreage before you commit.
Tips for Livermore sellers
- Market the downtown transformation: new dining, the hotel plan, and transit investment are your neighborhood's best story.
- Price with current comps; the cooling median does not mean every home loses value, but stale pricing sits.
- Declutter and stage before listing. Buyers comparing you to new construction expect presentation.
