Located on the Sacramento-San Joaquin River Delta in eastern Contra Costa County, it is one of the most affordable single-family home markets in the Bay Area, with a median price hovering around $600,000 and two BART stations serving the city. Throughout 2026, a market that spent years favoring sellers has leveled into a more balanced one, with sharply more inventory on the market. That gives first-time buyers something they have rarely had in the East Bay, time to compare homes without panicking.

As of late 2026, the median list price in Pittsburg is roughly $570,000 to $599,000, with a median sale price near $600,000, essentially flat year over year. The average works out to about $353 per square foot, roughly half of what you would pay in Walnut Creek or San Ramon. Homes still move, typically selling in 15 to 38 days depending on the neighborhood, but sellers are now more willing to negotiate on price, credits, and closing costs.

Entry-level condos and townhouses in the Marina District start around $400,000, and properties in nearby Bay Point can be found near $500,000. Downtown Pittsburg

The most walkable option, with Old Town, John Buckley Square, restaurants, and the marina all within reach. The median sale price has run near $599,000, and a third of homes in some months sell above asking. If you like seeing the waterfront from your front door and being a short ride to BART, start here.

Hillcrest

One of the most budget-friendly areas for a true detached starter home. Older post-war houses, some three-bedrooms listed near $550,000 to $570,000, quiet streets, and Hillcrest Elementary nearby. The trade-off is an older floor plan, which is often exactly what a remodeling-ready buyer wants.

Sky Ranch and Riverview

Newer, family-friendly neighborhoods where homes are generally more affordable than the citywide average. Both offer parks, newer construction, and a quieter suburban feel, and they attract growing families who want the best house for the money.

One honest note: Highlands Ranch, with a median closer to the high $700,000s, is beautiful but not typical first-time buyer territory. It is a better fit for move-up buyers, and I am happy to talk through either path on a consultation.

What down payment assistance can Pittsburg buyers use?

In Contra Costa County, Home Access from Housing Trust Silicon Valley offers up to $200,000 or 40 percent of the price as a deferred loan at 3 percent simple interest, with no monthly payment. All neighborhoods feed Pittsburg Unified School District, with elementary attendance areas such as Hillcrest, Foothill, Heights, Highlands, and Los Medanos feeding into Pittsburg High. Ratings are modest, and buyers in this market typically trade school ratings for affordability.
