Richmond and San Pablo sit side by side on the I-80 corridor in West Contra Costa, yet they behave like two different markets. Richmond, with a median home price around $650,000, draws buyers who want Bay waterfront, BART and ferry access, and stronger year-over-year price momentum. San Pablo, at roughly $565,000, is one of the most affordable entry points in Contra Costa County, with faster resale value growth and more multi-unit inventory for house hackers and investors.
How do the 2026 price points compare?
Richmond's median sale price was about $650,000 through mid-2026, roughly flat year over year but with an active, competitive market: homes typically receive around five offers, sell in about 16 to 20 days, and roughly six out of ten sell above asking. San Pablo's median came in near $564,000 to $566,000, up more than ten percent year over year, with sale prices often ranging from $520,000 to $599,000. That leaves a gap of roughly $85,000 between the two cities, often the difference between 3.5 percent down plus reserves and a slightly larger first mortgage.
What are each city's best neighborhoods?
Richmond has the widest range of housing and lifestyle options. Point Richmond offers historic hillside homes with bay views from roughly $700,000 to over a million. Marina Bay brings waterfront condos and townhomes from about $500,000 to $800,000, and the Richmond Annex, bordering Albany and El Cerrito, offers family-friendly streets in the $600,000 to $900,000 range. The Iron Triangle and downtown hold the most accessible entry points around $350,000 to $550,000.
San Pablo is more compact, with most homes along the San Pablo Avenue corridor and the quiet residential streets that radiate from it. The mix of post-war single-family homes, older multi-unit buildings, and newer mixed-use projects makes it a strong market for first-time buyers, smaller families, and investors who want to house hack or build a small rental portfolio.
Which community has the better commute?
Both cities sit on I-80, so driving to Berkeley or Oakland is comparable. Richmond has the edge for transit: the Richmond BART station is a major hub with connections to San Francisco, and the San Francisco Bay Ferry serves the harbor. San Pablo buyers usually drive a few minutes to BART at El Cerrito del Norte or Richmond, which is still a practical routine for East Bay commuters.
What new development is underway?
Richmond is about to see its largest transformation in a generation. The Hilltop Horizon plan from Prologis reimagines the closed Hilltop Mall and about 143 acres around it into thousands of homes, shops, parks, and other transit-adjacent uses, with the draft specific plan advancing in 2026. Waterfront projects near Marina Bay and Craneway Pavilion are also moving through planning.
San Pablo is reinvesting along the San Pablo Avenue corridor. Alvarado Gardens, the mixed-use project on the former City Hall site, brings about a hundred homes, mostly affordable, above ground-floor retail and a public plaza, and another project at 13717 San Pablo Avenue proposes 91 units with about 10,000 square feet of commercial space. The Circle S area is also being reimagined for future mixed-use redevelopment.
Buyer and seller tips for West Contra Costa
- Buyers in San Pablo should explore down payment assistance early: CalHFA, the AC Boost program, and other sources can make 3 percent-or-less down payments realistic.
- Richmond buyers should expect competition, especially in Marine Bay and Point Richmond. Get pre-approved before touring.
- Investors in both cities should price in financing and the appraisal, especially on aging multi-unit properties.
