San Ramon Real Estate Market 2026: Major Developments Reshape the Tri-Valley
By Eduardo Ledesma, Real Estate Consultant & Auctioneer · DRE# 01198626
San Ramon represents the premium end of the Tri-Valley housing market, with median home prices ranging from approximately $1.25 million to $1.6 million, depending on property type and neighborhood. While the market has seen a modest cooling from its peak, with some sources showing a 2.5% to 11.8% year-over-year decline depending on the data set, homes are still selling quickly at about 14 days on market with roughly two offers per listing on average.
What I find most interesting about San Ramon in 2026 is the development landscape. This is not a market that is standing still. Several major projects are reshaping the city and will influence home values and neighborhood character for years to come.
What major developments are coming to San Ramon?
The largest project on the horizon is The Orchards, a massive redevelopment of the former Chevron Park campus. The plan calls for 2,510 homes across a mix of single-family, townhome, and multi-unit configurations. This will be one of the most significant master-planned communities in the East Bay. In addition, Eden Housing received approval in October 2025 for a 200-unit affordable housing complex at Bishop Ranch, marking the first 100% affordable development in that area. A second Eden Housing project of 100 units is proposed at 6001 Bollinger Canyon Road, and a 165-unit project is proposed to replace office space at Crow Canyon Place.
For buyers and sellers, this development pipeline matters. New supply will eventually moderate price growth, but it also signals that San Ramon remains a highly desirable community attracting major investment. Homes in established neighborhoods near top schools like Coyote Creek Elementary and California High School continue to command premium prices.
How does San Ramon compare to nearby Tri-Valley cities?
San Ramon's median sits between Dublin (around $1.1 million) and Danville (around $1.4 to $1.7 million). The city benefits from the Bishop Ranch business hub, which anchors a strong employment base, and the San Ramon Valley Unified School District consistently ranks among the best in the region. For families prioritizing schools and a suburban feel with easy freeway access, San Ramon is hard to beat.
Tips for San Ramon buyers
- Work with a lender who understands jumbo loan products. At San Ramon's price point, many buyers need financing above conventional limits.
- Act quickly when you find the right home. Inventory is growing but still below historic norms, and desirable properties generate offers fast.
- Watch the new development pipeline. The Orchards may offer opportunities for buyers who prefer new construction.
Tips for San Ramon sellers
- Price based on recent comparables, not peak 2024 values. The market has adjusted, and realistic pricing attracts serious buyers.
- Highlight school district rankings and proximity to Bishop Ranch in your marketing.
- Consider professional staging. At this price point, presentation matters and directly impacts final sale price.
