Vallejo and Fairfield are two of the most affordable gateway communities in the Bay Area, offering home prices that are dramatically lower than their counterparts across the Carquinez Strait. For buyers who are willing to trade a slightly longer commute for significantly more space and a lower mortgage payment, Solano County deserves a serious look.

Vallejo: Waterfront living at an accessible price

The median home price in Vallejo is approximately $511,000, with homes selling in an average of 33 days. Prices have remained flat year-over-year, which is good news for buyers who want to enter the market without competing against rapid appreciation. Vallejo's waterfront location on the Carquinez Strait, its historic downtown, and the recently revitalized waterfront district make it a unique place to live. The Vallejo Ferry provides a direct commute to San Francisco in about 55 minutes, which is competitive with many East Bay commutes.

Vallejo's neighborhoods offer variety: the Glen Cove area has larger homes with bay views in the $600,000 to $800,000 range; downtown and the Mare Island area offer historic homes starting around $350,000; and the more suburban areas near Highway 37 feature newer construction and family-friendly developments. For investors, Vallejo's rental market is strong, with steady demand from workers commuting to the North Bay, San Francisco, and the East Bay.

Fairfield: Family-friendly and growing

Fairfield splits into two distinct markets. In central and east Fairfield (zip 94533), the median home price is approximately $532,000, making it one of the most affordable cities in the Bay Area for single-family homes. In west Fairfield and the Green Valley area (zip 94534), prices climb to a median of around $691,000, with larger homes, better schools, and more amenities.

Fairfield is home to Travis Air Force Base, which provides economic stability and a steady stream of military and civilian buyers. The city also has a growing retail and dining scene, with the Solano Town Center and new developments along the I-80 corridor. For families, the Fairfield-Suisun Unified School District offers a range of options, and the city's parks and recreation programs are well-regarded.

How does Solano County compare to the East Bay?

The difference is striking. The median home price in Vallejo is roughly half that of Berkeley and more than $100,000 less than Richmond. Fairfield's central district is similarly affordable. For a first-time buyer with a $500,000 budget, Solano County offers the best chance of buying a turnkey single-family home with a yard. The trade-off is commute time: Vallejo to San Francisco is about 45 to 60 minutes depending on the route, and Fairfield to Oakland is about 50 to 70 minutes.

For sellers, the Vallejo and Fairfield markets are stable. Homes are selling at or near asking price, and well-presented properties in desirable neighborhoods can still attract multiple offers. The key is pricing competitively from the start and making sure the property shows well online.
