“Both cities sit on the Carquinez Strait, but they offer two very different versions of Solano County living. Let's see what makes the most sense for you.”

Vallejo and Benicia share the Carquinez Strait waterfront, yet they behave like two different markets. Vallejo's median sale price lands around $510,000 to $554,000, making it one of the most affordable ferry-served cities in the Bay Area. Benicia, about ten minutes away, runs roughly $790,000 to $853,000, with Redfin reporting about $853,000 and up 10.7 percent year over year. The choice comes down to what you value: entry price and transit, or schools, charm, and stability.

How do the 2026 price points compare?

Vallejo's median was about $510,000 over the last three months, with Zillow's typical home value near $544,000 and the January through March 2026 median at about $554,000. Benicia's median sits near $853,000 on Redfin, with RealtyTrac estimating about $789,000 and Movoto recording a $799,500 median sale. That leaves a gap of roughly $250,000 to $300,000, often the difference between a first mortgage and a larger one, or between a fixer and a turnkey home.

Which city has the better commute?

Vallejo has the clear transit edge. The San Francisco Bay Ferry runs from downtown Vallejo to the Ferry Building in about an hour, and SolTrans buses connect to El Cerrito del Norte BART. Benicia has no ferry; commuters cross the Benicia-Martinez Bridge, connect at Pleasant Hill BART, or use the Capitol Corridor train at nearby Martinez. If your week includes San Francisco, the ferry can change the math on where you can afford to live.

What about schools and everyday life?

Benicia has a historic downtown along First Street. For current school information, see the California School Directory and DataQuest, and for crime statistics, see the California Department of Justice crime data page. Vallejo is larger and more diverse with a more urban feel, home to Six Flags Discovery Kingdom, Mare Island, and the ferry, with more convenience retail and a wider range of housing types, including the duplexes and triplexes that attract house hackers and investors.

What new development is on the horizon?

Vallejo's growth is concentrated around the waterfront and Mare Island, where a draft plan envisions up to 14,000 homes delivered in phases over the coming decades. Benicia's waterfront and downtown are largely built out and protected, which is exactly why its resale values hold so steady. For more on Vallejo's biggest project, see my Mare Island 2026 update.

Buyer and seller tips for Solano County

  • Benicia buyers should expect competition for limited inventory; homes near the waterfront and downtown sell quickly.
  • Vallejo buyers should explore down payment assistance and FHA options early; entry prices near $510,000 make 3.5 percent down realistic.
  • Commuters should test the ferry before committing; the ride itself is part of the lifestyle decision.

Farmers market season is a good way to compare the two downtowns. Vallejo's waterfront market runs Saturdays from 9 a.m. to 2 p.m. at Georgia and Marin Streets, and Benicia's certified market runs Thursdays from 4 to 8 p.m. on First Street through late October.
