Dublin 2026: New Homes Across the City
By Eduardo Ledesma, Real Estate Consultant & Auctioneer · DRE# 01198626
Dublin sits at the intersection of I-580 and I-680 with its own BART station, which makes it one of the Tri-Valley's most accessible cities. The 2026 story is supply: the city still estimates about 5,200 residential units in its pipeline, and the newest master-planned communities are actively selling. A citywide median around $1.1 million feels steep, but the new-home market spans roughly $840,000 condos to $4.4 million estates, so there is a realistic entry point for more buyers than most people assume.
What is Francis Ranch?
Francis Ranch is the headline new community in East Dublin. Open since August 2025, it is a master plan with six neighborhoods: Orchid, Azure, Marigold, and Jasmine by Trumark Homes, plus Primrose and Larkspur by Taylor Morrison. Pricing runs from roughly $1.1 million for Jasmine townhomes to the mid-$2 millions for Azure single-family homes and up toward $4.4 million for the largest floor plans. Availability in several collections has stretched into late 2026, which beats the old pattern of selling out in a single weekend.
What about Dublin Ranch and the Fallon corridor?
Dublin Ranch, the established East Dublin community with golf course views and strong schools, still sees new 2026 construction, with recent listings around $1.7 million. The Fallon Road and Tassajara Road corridor continues to build out with Fallon Crossing's 106 homes, Bella Monte, and Silvera Ranch from Pinn Brothers, plus Chateau at Fallon Crossing condos starting around $840,000. Two additional townhome projects near Croak Road are in review and would add another 238 units if approved.
Tips for new-construction buyers
- Bring your own agent from the first visit. Builder sales offices represent the builder, so having your own representation protects your interests through options, upgrades, and closing.
- Compare the true all-in price. Base prices rise with lot premiums, upgrades, and design-center choices, and resale values track what buyers actually paid.
- Get pre-approved before you tour. Release lists move fast and builders want lender letters on file.
Tips for resale buyers
- Look at established pockets like Dublin Ranch for mature landscaping and settled neighborhoods at similar per-square-foot costs.
- Remember the commute math: BART at Dublin/Pleasanton and direct freeway access are core reasons Dublin homes hold demand.
