“San Ramon is probably ten years into a thirty-year transformation, and that means real opportunity for buyers and sellers who understand where this market is heading.”

San Ramon has long been the Tri-Valley's business address, anchored by Bishop Ranch. What changed in 2026 is that the center of gravity is shifting from office campuses to homes. The city approved the largest pieces of its downtown master plan this year, and the result is a market where new construction is about to reshape prices and neighborhoods for years to come.

What is the CityWalk master plan in San Ramon?

CityWalk is the city's big-picture plan for downtown, adopted across roughly 135 acres at Bishop Ranch. Over a buildout of about 30 years it allows up to 4,500 multifamily homes, a 169-key hotel, roughly 170,000 square feet of additional retail, parking structures, and new parks. The anchor is already in place: City Center Bishop Ranch, the Renzo Piano designed mixed-use center, is the walkable heart of downtown today.

What is The Orchards and why does it matter?

The Orchards is the redevelopment of Chevron's former 144-acre campus at 6001 Bollinger Canyon Road near I-680. In April 2026 the City Council upheld the master plan approval, which calls for roughly 2,510 to 2,600 homes plus shops, restaurants, and open space. The first phase, the Neighborhood District, is a 358-unit housing project, and Sunset Development now expects about 8,400 homes across Bishop Ranch as a whole, with AvalonBay and Eden Housing among the first builders moving forward. Eden's 200-unit, 100% affordable community at 2453 Camino Ramon was approved in October 2025, and in July 2026 Sunset proposed another 255 single-family homes on the former BR8 office site, complete with a five-block central park.

How does this affect the San Ramon market in 2026?

New supply on this scale will eventually moderate price growth, but most of it will take years to deliver. Today's median runs roughly $1.25 million to $1.6 million depending on property type, and homes near top-rated San Ramon Valley Unified schools still attract fast offers. Tips for San Ramon buyers

  • Watch the new construction pipeline. Orchards phase one and the proposed BR8 neighborhood will bring fresh inventory, but early release pricing tends to come with a wait.
  • Confirm your financing early. At this price point many purchases need jumbo products, and lenders want time to review the file.
  • Consider resale near the future parks and CityWalk retail. Walkability is the long-term story here.

Tips for San Ramon sellers

  • Price with recent comparables, not peak 2024 values. The market has adjusted, and realistic pricing draws serious buyers.
  • Lead with school rankings and proximity to Bishop Ranch and downtown in your marketing.
  • Stage professionally. At this price point presentation directly influences the final number.
